الملخص

يعد العقار الصناعي أو كما يسميه المختصون في القطاع بالعقار الاقتصادي بمثابة المحرك الأساسي للاستثمار الاقتصادي، والوعاء الأنسب لممارسة مختلف الاستثمارات الصناعية، وبالتالي عامل هام يدفع بالمؤسسات نحو الازدهار في محيط إيجابي، لذا نجد لجوء عدة دول عموما والجزائر خصوصا إلى منحه عناية بالغة ضمن سياستها الإستراتيجية التي سطرتها والمخططات التنموية التي تتبعها، لذا ارتأينا من خلال هذه الورقة البحثية التعرض إلى موضوع العقار الصناعي كآلية لإنعاش الاستثمار وعدم التنمية الاقتصادية من خلال تحديد مفهومه وبيان خصائصه، وكيف أن المشرع قد ساهم في وضع القوانين تعكس جهوده في توفير هذه المادة الضرورة لدى المستثمرين وتقديم تحفيزات خصصت لتشجيع الاستثمار وزيادة فرص إقبال المستثمرين محليين والأجانب وذلك بهدف دعم التنمية الاقتصادية Industrial Real Estate , or as economic Real Estate professionals call it, is the main driver of economic investment , it is the most suitable container for various industrial investments, it is therefore an important factor driving institutions to thrive in a positive environment, therefore, we find the resort of several countries in general and Algeria in particular to give him great care within the strategic policy that has dominated and development plans that follow , therefore, through this paper, we considered the exposure to the subject of industrial Real Estate as a mechanism to revive investment and non-economic development by defining its concept and characteristics, and how the legislator has contributed to the development of laws reflect his efforts in providing this article necessary to investors and provide incentives allocated to encourage investment and increase the chances of attracting local and foreign investors in order to support economic development.
